H2i Asset Management GmbH provides to professional partners first-class solutions for the entire life cycle of real estate with a focus on the project development phase.

History

We, the shareholders Hans Hammer and Tilman Hickl, founded H2i Assetmanagement GmbH in August 2019. At H2i, we want to provide professional partners with solutions for the entire life cycle of the property: from mezzanine constructions and joint ventures in the project development phase to forward sales or forward funding to asset management for third parties. H2i offers its professional partners the opportunity to secure excellent real estate investments early on in a highly competitive environment. We benefit from the combination of an established and strong family-owned project developer on the one hand and many years of experience in investment management for institutional partners on the other.

Managing directors

Tilman Hickl

Dr. oec HSG Dr. Tilman Hickl is managing partner of H2i Assetmanagement GmbH. He heads the structuring alongside the partner relationship management and distribution.

As Head of UBS Global Real Estate-Europe, Tilman Hickl was responsible for the management and development of UBS’s European real estate platform with real estate assets of over EUR 7 billion of NAV. Before joining UBS in 2006, he was Managing Director of Pramerica Kapitalanlagegesellschaft (now PGIM) and also Head of Distribution for the open and closed-end real estate funds at Pramerica Financial. He was previously a senior manager at Ernst & Young Real Estate, fund manager at Oppenheim and began his professional career at Deutsche Bank, where he ultimately was sales manager north-east for real estate financing. Tilman Hickl’s 25 years of real estate experience range from real estate financing and consulting to investment and asset management. Tilman Hickl studied economics at the University of St. Gallen and the Universidad de Complutense in Madrid and holds a doctorate in economics from the University of St. Gallen.

Hans Hammer

Dipl.-Ing., MBA INSEAD, MRICS Hans Hammer is managing partner of H2i Assetmanagement GmbH. He is responsible for projects and finances.

Hans Hammer has been a board member of Hammer AG since 2000 after taking over the management of the Hammer Group in 1998. In 1991 he began his career in the real estate sector, holding positions in the construction and management of residential and commercial properties. Hans Hammer studied civil engineering at the Technical University of Munich and obtained a Master of Business Administration at INSEAD in Fontainebleau / France. He holds the office of honorary city councilor of the state capital Munich, is vice president of the Bavarian Economic Advisory Council and treasurer of the CSU Munich.

Vision

H2i strives at becoming the preferred partner of professional investors for investment solutions relating to project developments in Germany. We bring together project developers and institutional investors by understanding both perspectives and cultures. Together with us, investors achieve long-term, stable and – compared to classic existing investments – above-average returns. Following a comprehensive stakeholder approach, we take into account the interests of our partners as well as the needs of all other parties involved, such as the project developer, the employees, society and the environment.

Process 2: Investor acquires through H2i a share in a joint venture with the project developer; H2i sources mezzanine capital for the project developer. After completion and letting, the property will either (a) be held in an property company with H2i as asset manager or (b) be sold to third parties by H2i with the proceeds being distributed proportionally to the investors.

Projects

SOuthHOrizon

The “SOuthHOrizon” project was transferred from H2i to a Forward structure. Under the leadership of Ampega Real Estate GmbH, six insurance companies of the Talanx Group have acquired shares in a joint existing company together with the Hammer AG. H2i monitors and reports on the construction progress and will take over the asset management of the property after completion.

Frankfurter Ring 227

The project Frankfurter Ring 227 in Munich Schwabing / Freimann is currently being developed by Hammer AG in close cooperation with the city of Munich. The aim of the project is to use the 56,000 square meter property after the current user has moved out in 2023 for high-quality office space, commercial space, as well as hotel and retail. Hammer AG coordinates numerous studies and expert reports in the areas of architecture and urban development, traffic and mobility, as well as green planning and soil redevelopment. These are preparatory measures for the urban development competition, which is scheduled for the second half of 2021.

The property has excellent transport connections via the A9 motorway, the walking distance to the Studentenstadt underground station and the extension of tram 23 to the north, as well as various bus stations around the project area. Further measures for comfortable access and connectivity are being coordinated.

When planning the areas, we react to the changing needs of future users in order to create contemporary office and commercial spaces that have a high degree of functionality and efficiency.

A long-term, highly attractive investment product is created by providing the necessary infrastructure and ensuring the versatiliy of the asset for different uses in the future. The first spaces are expected to go on the market in 2026. “

Investment structures

H2i offers its investors investments in various structurs. The investor’s capital can be brought into the respective structure in the form of equity or as mezzanine capital.

Club Deals

Several investors are bundled in a holding company administered by H2i which acquires the asset or project. In the case of a project, H2i monitors the construction progress and reports regularly to the partners. After completion and leasing, H2i will take over the asset management.

Individual investments

For an individual investor, specific projects / properties are acquired according to an investment strategy previously agreed with the partner.
